When Should You Sign a Lease for FSU Off-Campus Housing? A Pre-Leasing Timeline

Planning to live off campus at FSU next fall? Sign between October & February for the best choice. Month-by-month pre-leasing timeline, the costs to budget for, and what to check before you sign.

When should you sign a lease for FSU off-campus housing?

When should you sign a lease for FSU off-campus housing?

Sign between October and February for the best choice of apartments for the next fall. FSU recommends starting your search 6 to 12 months before move-in, and many Tallahassee communities open leasing in October. Studios and walkable areas like College Town go first.

Key takeaways

  • Sign by October or November for a studio, by January if you’re in a group, and after enrollment is confirmed if you’re a transfer or grad student.
  • Housing near FSU fills early because most 12-month leases turn over at the same time each summer.
  • Budget $40 to $60 for the application, about $100 in admin fees, a possible deposit, and a guarantor who is often 27 or older.
  • Financial aid goes to your bank account, not your landlord, so spread it across the semester.
  • FSU Off-Campus Student Life reviews leases for free, and Florida law gives landlords 15 days to return a full deposit.

That timing isn’t something we made up to rush anyone. FSU’s own FSU Off-Campus Housing Student Life office tells students to start looking 6 to 12 months before move-in. It also points out that many Tallahassee communities open leasing for the next school year in October. So if you’re reading this in fall 2026, now is a good time to start thinking about Fall 2027.

The FSU Pre-Leasing Timeline, Month by Month

“Pre-leasing” just means signing this year for an apartment you’ll move into next August. Here’s roughly how the year plays out for students living off campus at FSU.

August and September. You’ve just moved in, so next year feels far away. It isn’t. FSU usually hosts an off-campus housing fair in the fall, and it’s an easy, no-pressure way to see what’s out there. Use these weeks to talk about budgets with possible roommates.

October and November. Leasing opens. Students who know exactly what they want, whether that’s a studio, a certain floor or a unit near the pool, usually sign now. If you’re picky, this is your window.

December through February. The busiest stretch. Lots of students sign during these months, often after going home for winter break and talking it through with parents. FSU has held a spring housing fair in February as well. Try to have your lease done before spring break.

March through May. Students still find good places, but the most popular layouts are often gone. Be ready to bend a little on the floor plan or roommate setup.

June and July. You’re mostly picking from what’s left. It can work out fine, but you’ll need to decide quickly.

Mid to late August. Move-in week. Take photos and videos of everything before you unpack a single box.

Why Does Student Housing in Tallahassee Fill Up So Early?

Mostly because everyone’s lease runs on the same clock. Student leases in Tallahassee are usually 12 months long, and shorter ones tend to cost more. When most student apartments in the city turn over in the same few weeks each summer, the planning gets pushed back into the fall and winter before.

Location matters too. FSU’s off-campus team specifically warns that areas like College Town fill up fast, and it makes sense: apartments you can walk to class from are the ones everybody wants. Then there’s the dorm situation. FSU gives first-year students priority for residence halls, so by sophomore year most students are looking at student apartments in Tallahassee instead.

One more thing worth knowing. Studios and efficiency apartments are usually the hardest to get. There simply aren’t as many of them as shared suites, and every student who wants their own space is after the same small group of units.

When Should You Sign FSU Off-Campus Housing?

It depends a bit on where you are right now.

If you’re a freshman planning your first move off campus, start touring in October and try to sign before you leave for winter break. First semester gets busy, so book tours away from exam weeks.

Want a studio? Don’t wait. October or November gives you the best shot. You can see what ours look like on the private studios page.

Signing with a group of friends? Settle on a budget and a floor plan before anyone applies. Four applications and four guarantors take longer than people expect, so give yourselves until January, not March.

Transfer and grad students often don’t know their plans until spring, and that’s okay. Tour virtually, ask how the application works, and sign once your enrollment is confirmed.

What to Have Ready Before You Sign

Lining up a few things early means you can sign the same day you find the right place:

  • A real monthly budget. Rent is the big one, but add utilities that aren’t included, parking and food.

  • Cash for upfront costs. According to FSU, application fees usually land between $40 and $60, admin fees are around $100, and you may owe a security deposit on top of that.

  • A guarantor. This is usually a parent who agrees to cover the rent if you can’t. Many communities want guarantors to be 27 or older.

  • A plan for financial aid. Your aid doesn’t go straight to your landlord. The refund hits your bank account, and paying rent is on you, so spread it out across the semester.

Read the Lease, Every Page

It’s tempting to skim, but a lease is a contract and you’re responsible for it. Look at the move-in and move-out dates, what’s covered in rent, how renewals work and what your guarantor is signing up for. FSU’s Off-Campus Student Life office can help you understand a lease before you sign it, and plenty of students never use that free help.

It’s also worth knowing the basics about your deposit. Under Florida Statutes section 83.49, a landlord who isn’t keeping any of your deposit has 15 days after the lease ends to return it. If they plan to keep part of it, they have 30 days to tell you in writing and explain why.

And please don’t send money for a place you’ve never seen in person or confirmed is real. Rental scams pop up every leasing season.

Frequently asked questions

When does pre-leasing start for FSU off-campus housing?
Usually in October. Many Tallahassee communities open leasing for the next fall about ten months ahead.
How far ahead should I sign a lease near FSU?
FSU suggests starting 6 to 12 months out. For an August move-in, that’s roughly October to February.
Is summer too late to find student housing in Tallahassee?
Not too late, but you’ll have fewer options. Expect leftover spaces, mostly in shared units.
Do studio apartments near FSU really go faster?
Usually, yes. There are fewer of them and lots of students want one, so sign in the fall if you can.
How long are student leases in Tallahassee?
Twelve months is standard. Some places offer shorter terms for an extra fee.
Do I need a guarantor?
Most students do, especially without a credit history. The guarantor has to qualify the same way a renter would.
Individual lease vs. joint lease: what’s the difference?
On an individual lease, you only owe your own rent. On a joint lease, everyone can be held responsible for the full amount if one person stops paying.
Can financial aid cover my rent off campus?
It can, just not automatically. The money comes to you first, and then you pay for the apartment.
